Scope of works

State Street Bank is a headquarters commercial office development with a total gross floor area of 17,500m². Kilnbridge were appointed to construct the substructure and superstructure for the new development.

The substructure works consisted of the construction of a double basement within the existing footprint and a new basement within a large cofferdam extending the usable land into the existing dock.

A reinforced concrete transfer structure was constructed to allow the load transfer from the 75m high concrete cores over the existing basement and the listed dock wall. A deep piled raft slab was built to deal with uplift and water tightness in the cofferdam section.

The works also included the design development, detailing and construction of a marine structure, where Kilnbridge combined its experience in pre-casting, post-tensioning, heavy lifting and marine works with underwater welding to provide an additional structure over the water. The 14 floors of superstructure comprised the two slipformed concrete cores, a satellite core and composite concrete floors on metal decking. Kilnbridge also carried out various packages involving builders works and external works on this project.

Challenges / Achievements

  • Slipformed concrete cores to allow the substructure and steel-framed superstructure to commence below the slipform assembly
  • Redesign of the substructure reinforcement to incorporate ‘carpet’ (aka ‘roll-mat’) reinforcement, which reduced the programme by 6 weeks
